The short answer
A drone roof inspection captures comprehensive exterior imagery in 30–45 minutes without ladder access. A traditional roof inspection takes 45–90 minutes and requires walking the roof or working from a ladder. Both are documentation tools — neither replaces the licensed roofer, home inspector, or engineer who interprets the findings.
For most New England roofs — asphalt shingle, two-story, walkable pitch — both methods can produce usable documentation. For slate, tile, very steep pitches, or any roof a contractor won't insure their crew to walk, drone work captures imagery the traditional method physically cannot.

Where the traditional method still wins
A drone can't lift a shingle to inspect the underlayment. A drone can't open an attic hatch and look at the underside of decking for staining. A drone can't push on a soft spot to test substrate. A drone can't fit a moisture meter to a flashing.
For anything that requires touch, lifting, probing, or interior access — the licensed home inspector or roofer walking the roof and the attic still does work the drone can't replicate. That's part of why a real-estate-transaction roof assessment usually involves both: a drone captures the exterior systematically; a licensed inspector or roofer walks the accessible portions and inspects the attic.
Where the drone method clearly wins
Steep, slate, tile, metal, multi-story, and commercial roofs are the obvious cases. A drone documents a six-elevation Victorian slate roof at full resolution from a safe standoff distance. A traditional inspector either declines the job, surcharges it, or works only from the ladder rungs they can reach safely. According to OSHA, falls from ladders remain among the leading causes of construction-trade workplace fatalities — there's a real reason inspectors price risk into the quote.
Drones also win on systematic coverage. A traditional inspector documents what they choose to photograph during the walk. A drone flies a programmed grid pattern at consistent altitude and overlap, capturing every square foot of the roof field on every flight.
And drones win on defensibility. Every drone image is timestamped, geo-tagged, and archived. If a roof condition becomes a dispute six months later — between a buyer and seller, an owner and a roofer, a homeowner and an insurance carrier — the drone imagery is exactly what it was on the day of capture.
Accuracy: is drone imagery as good as eyes on the roof?
For visual exterior conditions — shingle wear, lifted flashings, soft spots that show in the imagery, gutter damage, vent boot condition, chimney pointing — the imagery captured by a modern inspection drone at 25–40 feet of altitude resolves to roughly 1 millimeter per pixel. That's significantly more detail than a roofer can see from a ladder rung 15 feet away.
Where visual imagery falls short is on conditions that don't show optically: substrate softness under intact shingles, hairline ridge-cap cracks hidden by overlap, fastener pull behind a sealed seam. Those still require hands-on assessment by the licensed professional. Most drone inspection reports flag those areas as "areas of interest for hands-on review" — they're handing the question back to the roofer, not pretending to answer it.
Legal and regulatory differences
A traditional roof inspector in Massachusetts working as a home inspector must hold a Massachusetts Home Inspector license. A drone operator working commercially must hold an FAA Part 107 Remote Pilot Certificate and operate within FAA airspace authorization rules.
A drone-only inspector cannot legally sign a Massachusetts home inspection report — that's a licensed home inspector's deliverable. What a drone inspector delivers is supplementary documentation: imagery and a documentation package the licensed inspector can include in their report.
When to use which
For a single-family home pre-purchase inspection, use both: a licensed home inspector for the full systems walk-through, and a drone for systematic exterior roof documentation. The combined cost usually runs $700–$1,000 and produces dramatically better documentation than either alone.
For commercial property condition reports, drone work is the obvious primary tool — large flat roofs are exactly what drones do best.
For insurance claim documentation after a storm, drone work captures the imagery while it's still fresh. The adjuster makes the call; the imagery supports it.
For a roof age check on an annual property management routine, drone work is the lower-risk, lower-cost option.
